STOP SHOP Sremska Mitrovica Enters Final Phase of Development

CPI Property Group has started the third phase of development of STOP SHOP Sremska Mitrovica in Serbia to create space for new comer global brands.

Since its opening in 2019, STOP SHOP Sremska Mitrovica has established itself as a leading shopping destination in the city, serving a catchment area of over 163,000 people.

Following strong foot traffic and growing demand from new brands looking to enter the retail park, CPI Property Group expanded the project in 2023, and is now doing it again!

This time, CPI Property Group will add an additional 875 sqm to accommodate the first KFC restaurant and CCC footwear store in Sremska Mitrovica. These new additions aim to further strengthen the retail park’s position as a leading lifestyle hub, providing visitors with experiences previously only available in larger cities.

“We continuously enhance the tenant mix of STOP SHOP retail parks across Serbia to introduce new concepts and offerings that were previously unavailable or underrepresented. It is important for us to select well-established brands with strong market recognition, while also placing strong emphasis on strategic partnerships and long-term relationships with tenants,”
says Vladimir Perović, Senior Leasing Manager at CPI Property Group Serbia.

Strategic Long-Term Partnerships Driving Expansion

Many global brands, such as CCC, have established long-term strategic partnerships with STOP SHOP, opening multiple locations across its retail park network in Serbia.

CCC’s new store opening in Sremska Mitrovica confirms the trust that our reliable tenants and partners place in the STOP SHOP concept. The investment in the third phase responds to strong tenant demand while also representing a strategic move to strengthen the scheme’s market position and support the long-term growth of footfall and turnover for both existing and new tenants,” says Maja Dulc, CEO of CPI Property Group Serbia.

STOP SHOP has certainly positioned itself as a reliable long-term partner for global brands, offering the ability to scale across multiple locations within one retail park network.

This approach has become increasingly important for tenants seeking efficient market entry and operational stability.

From Expansion to Long-Term Value: The ESG Factor

CPI Property Group is aligning its retail park development with broader ESG goals, which are becoming an increasingly important factor in real estate performance.

In recent years, sustainability has shifted from a “nice to have” to a key driver of long-term value, influencing both investor decisions and tenant expectations. Retail parks, in particular, are proving resilient due to their operational efficiency and ability to balance consumer convenience with lower environmental impact.

STOP SHOP Sremska Mitrovica project follows these principles.

The existing retail park already holds a BREEAM In-Use certification, and the new extension will be developed according to the same standards.

The building structure is a reinforced concrete, prefabricated skeletal system constructed on monolithic pad foundations, enabling an efficient construction process with a highly rational use of space during the works. The specified equipment and material quality are aligned with the previous phases and meet the high standards applied across all our developments. The roof covering, as well as the designed load capacity, allows for the future installation of a solar power plant, which is planned for the next phase as part of the company’s sustainability strategy and commitment to ESG standards.” says Miodrag Perović, Senior Development Manager at CPI Property Group Serbia.

Construction of the third phase began in April 2026, with the opening expected in October 2026.

The works are being carried out in a way that ensures uninterrupted operations while preserving the everyday shopping experience.

“STOP SHOP Sremska Mitrovica was planned as a three-phase project from the start. This final stage completes the development into a fully integrated retail destination” says Miodrag Perović, Senior Development Manager.

With this expansion, CPI Property Group once again demonstrates that STOP SHOP retail parks are dynamic, evolving systems.

Sremska Mitrovica, following the successful expansions of STOP SHOP retail parks in Subotica and Vršac, remains a modern, efficient, and popular destination for shopping and leisure in this part of Serbia.
