R:ED 2026, held in partnership with the European Bank for Reconstruction and Development (EBRD), will take place on March 18–19 at the Hilton in Zagreb.
Organized by HESA Group, the third annual R:ED conference will bring together investors, developers, bankers, asset managers, architects, construction leaders, public sector representatives, and legal experts for two days of high-level discussions and strategic networking.
This year’s central theme, “Investments for the Future,” will focus on sustainable growth, new financing models, and long-term market resilience.

The conference is once again supported by the European Bank for Reconstruction and Development (EBRD), which contributes to the program through investor engagement, institutional collaboration, and expert participation.
Key Topics Shaping the R:ED 2026 Agenda

-
Office Market: Western European markets are recording stable demand growth of approximately 4.9%, while Southeast Europe, including Croatia, is seeing around 7% growth in demand for modern office space. The focus is on properties that meet ESG sustainability standards and green policy requirements.
-
Residential Investment and Returns: While Western Europe forecasts returns of 7.7% for the period 2025–2029, Croatia has experienced property price growth of as much as 74% over the past five years. Such significant growth raises the question — are we approaching price stabilization or even a potential market correction?
-
Tourism Real Estate: Tourism contributes 4.5% of gross value added to national economies in Western European countries each year, while in Croatia last year that figure exceeded 6%. What does this mean for investment in tourism-related real estate?
-
Industrial Real Estate: More than 160,000 m² of industrial space is currently under construction in Croatia. What level of capacity is required, and how long will investments in this segment remain profitable?
“Real estate investment plays a crucial role in Croatia and the region. At R:ED 2026, we aim to provide concrete answers and forward-looking insights into the trends shaping our markets—from innovative financing to national housing strategies,” said Marina Franolić, Director of HESA Group.
