Niksen Ltd, developer and operator of Shop Park retail parks in Serbia, announced they have finalized the urban planning for their new retail park project in Arandjelovac.
The urban planning was finalized recently with the support of the city council and government institutions of Arandjelovac. Now Niksen is even closer to starting the construction of the first retail park project in Arandjelovac. They are in the phase of acquiring all the necessary location and construction permits, and the retail park will open in 2024.

Niksen, will invest 15 million EUR to develop a 12.000 sqm retail park in Arandjelovac on a land plot of 3 hectares. The location of the future retail park is only 3000 meters away from the city center and 1000 meters from the future intersection of the new highway Vozd Karadjordja.
The future retail park will have 20 retail units and over 250 parking spaces. The leasing process has already started and according to Niksen representatives over 65% of the retail space has been leased out to famous international and local brand names.
The tenant mix will include a supermarket, and stores for fashion, sportswear, footwear, and home electronics. There will also be a drogerie, pharmacy, exchange office, pet shop, car wash, and a special open-air kids’ corner with a playground and rich gastronomy offer.
The catchment area, 25 min drive from the retail park, is approx. 210.000 inhabitants. But the potential to attract more visitors is huge because Arandjelovac is a popular tourist attraction in Serbia, with the number of tourists increasing year on year due to new hotel and leisure investments.
Arandjelovac is in central Serbia that covers up to 1000 km, where 50% of the population lives. It also has great infrastructure connections with major administrative centers Belgrade (75km), Kragujevac (50km), and Lazarevac (30km). Therefore Shop Park in Arandjelovac has a great chance to become a regional shopping attraction.
Shop Park Network Expansion
Niksen developed the first SHOP PARK retail park in Serbia in 2020, in the town Gornji Milanovac. Due to its great success, the company decided to expand its network across the country and is now working on finalizing retail park projects in Arandjelovac and Loznica.
Shop Park Loznica, a new retail park with a GLA of approx. 20.000 m2, has already finalized urban planning and is in the process of obtaining location permits. The retail park is planned to be open in the first quarter of 2024.
The goal of Niksen is to expand the SHOP PARK network across Serbia, in order to accommodate international brands seeking to open stores at many locations at the same time. Niksen is already actively searching for new land locations across Serbia, in towns with over 20.000 inhabitants.
